Landlord statements sent on the first

Monthly statements with every contractor invoice referenced, plus a short note on each property, produced and sent on the first.

A landlord with two flats gets a statement on the third of the month, sometimes the fifth. It is a PDF with rent in, fees out, a repair line that says plumbing with no detail, and a balance. They email back asking what the plumbing was. Someone looks it up.

The statement can be produced on the first, from the same data. Rent received from the bank feed or Xero, your fee, each contractor invoice with the ticket reference next to it, and the net paid across. Underneath, three or four sentences on each property, written from the month's tickets and messages. The boiler was serviced on the 14th and the tenant has asked about renewing.

The landlord reads it in two minutes and does not reply with a question. Fifty landlords get fifty of these on the same morning. Nobody in the office is involved unless a figure looks wrong.

We build this on Xero, or whatever you already reconcile in, and it sends from your own address.
