Viewings confirmed, reminded and fed back

Once a viewing is in the diary, applicant and vendor are confirmed and reminded, and feedback reaches the landlord that evening.

Saturday, 10.30, a two bed in Battersea. The applicant has the address in a text from Thursday. The vendor was told on the phone and has half remembered. The negotiator has it in the diary and nothing else. Two of those three people turn up.

The booking is the easy bit. What goes wrong is everything around it. The vendor did not know, or the applicant forgot. And the feedback you promised the landlord on Monday never got written down.

Once a viewing is confirmed in Google Calendar, the system takes over the admin. The applicant gets a confirmation with the address, the time and the negotiator's name, then a reminder by WhatsApp or text an hour before. The vendor, or the tenant in situ, gets the same, worded for them. If the applicant cancels by replying, the slot is freed and the vendor is told.

Two hours after the viewing, the applicant gets a short message asking what they thought and whether they want to offer. Their answer, in their words, goes to the vendor or landlord the same evening with the negotiator's one line on top. If there is no feedback by Monday morning, the negotiator gets a nudge rather than the landlord getting silence.

We build this on your calendar and your phone number. The vendor never sees a new system, only a message on Saturday evening that says the couple liked the kitchen and asked about the lease.
