Who is late and what is empty, every Monday

One email at 7.30 on Monday. Late tenants worst first, every void with days empty, and which ones are not even listed yet.

Monday, 8am, one email. Eleven tenants late, four of them by more than a week, two of those for the second month running. Three properties empty, one since 9 September. Nothing else in it.

Most agents can get this out of their system if they run two reports and put them side by side. In practice someone does it when a landlord rings and asks.

The system does it at 7.30 every Monday. It reads rent due and rent received from Xero or the bank feed, works out who is behind and by how long, and lists them worst first with the landlord's name next to each. Then it lists every void with the date the last tenant left, the days empty so far and whether it is on Rightmove yet. If a property has been empty for more than three weeks and has no listing, it says so in bold.

The arrears list can also drive the chasers. Day three late, a soft text. Day eight, a letter. You decide which, and the system keeps the record of what was sent and when, which you will want if it ever goes to court.

We build it to read from what you already use and send one plain email. Four voids on 1 October, three on 8 October, and you know which one moved.
